Summary
How Flooring Costs Are Calculated
Flooring costs are influenced by more than just the price of the boards or tiles. When you use our calculator, it takes into account several key factors:
-
Room Size – The bigger the area, the more material you need. Length and width are multiplied to give the net square metres.
-
Wastage – A percentage is added to cover offcuts, awkward corners, or patterns like herringbone. This ensures you do not run short mid-installation.
-
Material Type – Wood, LVT and Laminate all have different price points. Wood tends to be the most premium, LVT sits in the middle, and Laminate is the most budget-friendly.
-
Buying Method – Some floors are sold by the square metre, others by packs. The tool works with both options so you get an accurate figure.
-
Installation Costs – If you are hiring a fitter, their charge per square metre is included. DIY jobs can leave this at zero.
-
Extras – Items like underlay, skirting boards and delivery charges can add to the total, so these are factored in separately.
-
VAT – Finally, VAT is applied so you see a true final cost rather than a partial estimate.
By combining these elements, the calculator gives you a clear picture of the real-world cost of your new floor.
Flooring Cost and Calculation FAQs
How do I work out how much flooring I need?
Measure the length and width of each room and multiply to get the area in square metres. Add the areas of all rooms together. Then add 5 to 10 percent for wastage.
Why is wastage included in flooring costs?
Wastage covers offcuts, pattern alignment and mistakes. Without it you may run short, which risks extra delivery fees and batch colour differences. Our calculator defaults to 10 percent.
Is it cheaper to buy flooring by the pack or by the square metre?
Packs can be cheaper per m² but may leave you with surplus. Buying per m² is more precise. The calculator lets you compare both so you can choose the better value for your project.
What extras should I budget for besides the flooring?
Common extras include underlay, skirting or scotia, door bars, adhesives where needed and delivery. If you are not fitting the floor yourself, include installer labour.
How much does professional installation usually cost?
Typical guide prices are:
- Laminate and LVT: roughly £10 to £20 per m²
- Engineered or solid wood: roughly £20 to £40 per m²
Complex patterns or subfloor prep can increase the price.
Does VAT apply to flooring prices?
Yes in most cases. The calculator includes a VAT field so your total reflects the true amount payable.
What is the most cost effective type of flooring?
Laminate is usually the lowest upfront cost, LVT sits in the middle and wood is the premium option. Consider lifetime value as well as the initial price.
How can I reduce the overall cost of my flooring project?
- Measure accurately to avoid over ordering
- Compare materials and finishes
- Order samples before committing
- Buy everything in one order to save on delivery
- DIY if you are confident, or get multiple installer quotes
Do I always need underlay?
Laminate almost always needs underlay. Many click LVT products use specific underlay, while glue down LVT does not. Wood flooring usually requires a suitable underlay over a dry, level subfloor.
How do patterns like herringbone affect cost?
Patterns increase fitting time and wastage. Budget a higher installer rate and increase wastage above 10 percent to be safe.
